| Job Description |
The primary role of the Leasing Manager II is to manage a large portfolio of leases through database activity. The Leasing Manager II manages space acquisition assignments, based on strategic space planning and Line of Business requirements, from market research and site selection through the negotiation and documentation of completed transactions, while achieving the best economic deals possible to minimize occupancy costs and increase shareholder value. Manages space disposition assignments, based on strategic space planning, from listing services, engaging outside brokerage and conducting market research through the negotiation and documentation of completed transactions, to ensure timely disposition of excess space to minimize the company's financial exposure. Oversees existing property lease maintenance and administration from database population, date tracking, and report generation for all PNC leases which contain essential and time sensitive information. Responsibilities include, but are not limited to: * Directing and negotiating with tenants, landlords and commercial brokers to locate suitable office or retail space (or dispose of same) for multiple lines of business. * Working with the Space Planning Department to assess the appropriate end-user space requirements. * Working with the Marketing Department to complete a thorough market study. * Reviewing, analyzing and interpreting various types of lease documents. * Coordinating legal work, interacting with internal and external legal counsel, and negotiating terms according to PNC leasing guidelines and current market/economic conditions for numerous markets across the country. * Conduct location searches by researching and underwriting market statistics, visiting and touring the market, identifying prime locations, meeting with property owners, economic development professionals as well as government representatives. The site searches will be done while managing a territory of leases keeping them current and documentation in order. * Make public persuasive presentations and internal high level executive presentations. The successful candidate will have the following qualifications: * Bachelor degree in Real Estate or Business plus eight plus years of intensive commercial real estate training and experience with a specific concentration in commercial leasing and lease documentation. * A background in project management, general knowledge about construction and familiarity with furniture systems is important. * Real estate license certification and continuing education requirements are useful in staying current on industry practices, changes in law and ethics. * Working knowledge of expense accounting, must be proficient in excel with the ability to create and working within workbooks and spreadsheets, negotiation tactics, financial analysis, real estate law accompanied by strong written and verbal communication skills are necessary to be effective in this position. * Must have refined presentation skills with the ability to speak publically making presentations to high level executives. * Although not specifically required, a real estate sales or brokerage license is particularly helpful in terms of educational, ethical and performance standards mandated for state licenser.
