U.S. Facilities, Inc., a consolidated building maintenance services company, is seeking an experienced, highly motivated individual to fill the position of Building Engineer. Employees hired in this position are responsible for troubleshooting, diagnosing, and fulfilling the maintenance needs for the buildings serviced by US Facilities, Inc. This position includes the application of technical and specialized knowledge and preventative, predictive, and corrective maintenance. This job involves regular and recurring work situations of a low to high degree of complexity.

Essential Functions and Major Responsibilities:

  • Troubleshoot and repair buildings and the facilities' installed systems, including packaging and handling machinery, and working on plumbing systems, roofs, drains, equipment, and HVAC.
  • Support the operation and maintenance of HVAC equipment, plumbing, and all other types of building systems.
  • Use computerized controls, meters, and gauges to ensure that, from the time they start until the time they shut down, the building equipment operates safely.
  • Request bids from vendors and third parties.
  • Work directly with stakeholders to evaluate and plan for the buildings' maintenance needs.
  • Participate in the company's rotating on-call schedule to respond to after-hours building emergencies.
  • Complete indoor including changing lightbulbs, painting, and similar duties as needed.
  • Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, and electrical, mechanical, and hydraulic devices.
  • Assist with the installation and modification of building equipment systems.
  • Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations.
  • Possess and apply competent knowledge about the use and care of tools and equipment necessary for facility maintenance.
  • Respond immediately and professionally to emergency situations and customer concerns.
  • Inspect equipment for unsafe or malfunctioning conditions.
  • Inspect new installations to compliance with building codes and safety regulations.
  • Maintain and operate life safety and fire systems.
  • Comply with all applicable laws, codes, regulations, and company directives related to building operations.
  • Practice safe work habits.
  • Demonstrate a high level of customer service and conduct business in a professional, courteous, and appropriate manner.
  • Oversee vendors working on the properties.
  • Utilize customer relations management software for the execution and completion of work orders.
  • Perform other related duties or responsibilities as required or needed.

Specific Job Requirements:

  • Demonstrate the ability to run a building utilizing building mechanical concepts common to the industry.

Job Qualifications

  • Proficient at reading, interpreting, and accurately applying the concepts and instructions found in equipment manuals, understanding prints, and other technical drawings.
  • Have a proven record of exercising sound judgment and applying generally established best practices to solve problems and overcome obstacles in the field.
  • Capable of completing preventative maintenance tasks that require a high skill level.
  • Demonstrate a positive attitude and professional demeanor and encourage other employees to do the same.
  • Possess and maintain a valid driver's license and a good driving record.
  • Readily and regularly available to take on-call shifts.
  • Pass all criminal and reference background checks, which may be required prior to employment and during employment.
  • Have a proven record of providing excellent internal and external verbal and written communication. Possess excellent interpersonal skills.
  • Demonstrate an acute attention to detail.
  • Ability to work effectively independently and as a team.
  • Ability to work extended periods of time without relief when responding to priority or emergency situations (including some overtime hours).
  • Ability to use and access the company's electronic information, timecard, email, and communication programs.
  • Physical requirements include: * The ability to stoop, stand, balance, kneel, and crawl;
  • Frequent lifting and carrying of up to 50 pounds unassisted;
  • Continuous standing and walking;
  • Regular climbing, including ladders up to eight feet high;
  • The ability to work at relatively high elevations, including high-rise rooftops;

Additional Qualifications:

  • High school diploma
  • At least five years of trade-related experience
  • Licensed Building Engineer
  • Must have technical, vocational, or on-the-job training in the following areas:
    • HVAC
    • Electrical
    • Plumbing
    • Fire Life and Safety

Job Conditions:

While performing the duties of this job, the employee frequently works indoors and outside and is exposed to all weather conditions. Employees in this position may be assigned to one or multiple buildings and may work at various jobsites throughout their workday or workweek. Employees may be exposed to the risk of electrical shock. The employee occasionally works near moving mechanical parts, in elevated locations, and is occasionally exposed to fumes or airborne particles. The noise level in the work environment is usually moderate. The employee may be required to participate in a standby emergency schedule for evening, weekend, and holiday coverage to handle building emergencies as needed.
